Job Description
HUNINGTON PROPERTIES, INC., is a full-service commercial real estate firm based in Houston. We are seeking a Senior Property Manager to oversee and manage commercial real estate properties. Key responsibilities and duties typically encompass a wide range of responsibilities, including but not limited to:
Property Oversight:
- Oversee daily operations of commercial properties, ensuring they are maintained to high standards.
- Conduct regular property inspections and address any maintenance or operational issues.
Tenant Relations:
- Foster positive relationships with tenants, addressing their concerns and needs promptly.
- Manage lease agreements, including renewals, negotiations, and compliance with lease terms.
Financial Management:
- Develop and manage property budgets, including income and expense projections.
- Monitor financial performance, prepare financial reports, and ensure timely collection of rent and other fees.
- Analyze financial reports to identify trends and areas for improvement.
- Tenant Statements: Prepare detailed statements for each tenant showing their share of CAM expenses, including adjustments for any under or overages.
Communication with Tenants:
- Present the CAM reconciliation statements to tenants, providing explanations and justifications for the charges.
- Address any questions or disputes tenants may have regarding their CAM charges.
Payment Collection:
- Collect any additional payments owed by tenants if their share of CAM expenses exceeds what they have already paid.
- Manage any credits for tenants if they've overpaid compared to their share.
- Coordinate with maintenance staff, contractors, and service providers to ensure efficient property operations.
Reporting:
- Prepare and present regular reports to property owners detailing property performance, tenant issues, and financial status.
- Communicate effectively with landlords, providing updates and addressing concerns.
Risk Management:
- Identify potential risks to property management operations and develop strategies to mitigate them.
- Ensure proper insurance coverage is in place and manage claims as necessary.
Sustainability Initiatives: Vendor Management
- Implement and promote sustainability practices within property management, such as energy efficiency programs and waste reduction strategies.
